A SPORTS-themed cocktail bar in Rhyl has been placed on the market for a six-figure sum, offering what agents describe as a strong investment opportunity.

Fairways Wine Bar, on Water Street, is being marketed by commercial property specialists Christie and Co. for offers in the region of £795,000.

A sports-themed wine and cocktail bar, it boasts a number of high‑quality leisure attractions including multiple pool tables, a state‑of‑the‑art golf simulator, interactive darts, and a dedicated karaoke booth.

The premises also benefits from a 2am alcohol licence, allowing for late-night trading.

Above the commercial trading area are seven residential flats, which are fully tenanted and are included in any sale of the site.

The building was previously known as The Barrel before undergoing extensive refurbishment and reopening as Fairways in May 2025 under CJ McAllister Properties Ltd.

Mr McAllister said the property is being sold with tenants in place and represents a strong opportunity for investors.

He said that the bar was an "ideal place" for buyers wanting to run their own pub or nightclub

He added: "The venue has been renovated to a very high standard and represents a great investment opportunity for serious investors, offering strong yields for the area and a well-presented hospitality asset.”

"I've run it for six months to get it to a point where I feel that it's an opportunity for somebody else."

Christie & Co describe Fairways Wine Bar as “a rare opportunity to acquire a well-equipped, experience-driven hospitality venue in a thriving coastal location.”

The agent adds that the combination of a high-quality commercial unit and fully let residential accommodation provides a stable and diversified investment, with clear potential for continued performance under new ownership.

The property's listing adds: "The business is ideally suited to operators looking to capitalise on the growing demand for interactive leisure and premium social spaces.

"With its impressive specification, diversified revenue streams, and strong local profile, the property offers significant scope for continued growth and development under new ownership

"The interior has been fitted to a high standard, offering an inviting and vibrant atmosphere suitable for a wide range of occasions—from casual gatherings to celebratory nights out.

"With a focus on interactive entertainment and modern socialising, the venue combines style, comfort, and functionality to deliver a versatile hospitality environment."
