PLANS have been submitted by a developer to convert flats in St Asaph into a bedsit.
Isaac Boyton has applied to Denbighshire County Council’s planning department, seeking permission to convert his property at Rhianfa at Bronwylfa Square into a house of multiple occupation (HMO).
The applicant seeks to secure a change of use of the existing flats to form a HMO for up to 10 residents.

Typically, residents living in HMOs are unrelated but share kitchen, lounge, bathroom and other facilities.
Mr Boyton has also submitted plans to erect a single storey rear extension as part of the proposals.
According to the application, work on the 359 square metre site is yet to start, and neighbours are yet to be consulted about the proposals.
If the plans get the go-ahead, parking provision will be included, and the building’s waste bins and recycling containers will be stored in the rear courtyard.
Denbighshire, like other local authorities, has specific powers and responsibilities to consider when concerning HMOs, including a fire risk assessment.
The planning application is likely to be considered at a future Denbighshire County Council planning committee meeting where the proposals will be debated by councillors.
