A CARAVAN and camping park is on the market with a price tag of £1.195m.

Llys Derwen Caravan and Camping park in Llanrug, Caernarfon, has been brought to the market by Colliers International.

The site is described as a well-established 4* Visit Wales and AA 4 Pennant park, which is set amongst three acres in an accessible yet rural setting, enjoying magnificent views across to Snowdonia.

There is planning consent granted to accommodate 20 touring caravans and two hire fleet static caravans.

In addition, there is 'substantial' additional camping land.

Robert Smithson, senior surveyor at Colliers International who is selling the park, said: “This family-run park has been under the same ownership since 1997 and is now offered for sale as the owners are looking to retire.

“The location is extremely sought after by both tourists and inhabitants alike, with Snowdonia and North Wales being one of the most popular tourist locations in the UK.

“The future remains highly positive for North Wales’ tourism industry, thanks to the region’s growing reputation as an adventure-sports hotspot and a welcome endorsement from Lonely Planet.

"It’s an accolade due in no small part to the imaginative redevelopment of many of the region’s former industrial sites, which are being transformed into tourist attractions, from adventure parks to wildlife havens.

“With this in mind, there is clear scope for new owners to increase revenues on this already established business and the potential to extend accommodation facilities, subject to planning permission; both to take advantage of the current staycation boom.”

A large area at the Western end of the site is presently used as a dog exercise area. This area is ideal for the development of additional pitches subject to the relevant planning permission.

Owner’s accommodation is in the form of a large 4/5-bedroom house with two private gardens, lounge and conservatory. The property also benefits from its own private entrance.

Upon entrance to the park, the quality is immediately recognisable, with mature plantings and clear roadway leading to the park reception.

The park is located on the outskirts of the village of Llanrug on the edge of the Snowdonia National Park.

The larger towns of Caernarfon and Llanberis are located around three miles either side of the park.
